The rate and speed of housing construction is an important factor in the development of the Brno Metropolitan Area. New construction projects are usually oriented to areas with a high degree of suburbanisation. This trend of construction, sometimes even of entire new neighbourhoods, in the hinterland of Brno began to manifest itself to a large extent at the turn of the new millennium. These were mainly in the villages in the immediate vicinity of Brno, and the number of new buildings gradually expanded to more distant municipalities. Residential construction did not cease even in Brno itself, where it was concentrated mainly in the outskirts of the city. An important factor in housing affordability is also the sale and rental prices of real estate, which are also influenced by the proximity to the metropolitan core.
